As well as being a safe long-term investment, investing in property offers a number of tax advantages. These substantial incentives can make a very significant contribution to your property investment plans.

Don't overlook the possibilities offered by the Robien recentré, Borloo and Scellier schemes. These incentive schemes could offer you some very attractive reductions in tax liability.

With a population of over 230,600 and the focus of an urban community of 27 districts (with a total population of 600,000), Bordeaux is the county town of the Aquitaine region. * The Robien recentré scheme:
Since its introduction on 1 September 2006, this tax incentive scheme has been open to all purchasers of new homes intended for rental as a principal residence. It enables owners letting unfurnished property for at least 9 years to claim a tax reduction of 6% in the first 7 years and 4% in the following 2 years.

* The Borloo populaire scheme:
This scheme offers tax relief of up to 65% of the purchase price of rental property. Eligibility is based on two conditions: the property must be rented to a household whose total income falls below a certain maximum level, and the rent per m² must not exceed approximately 70% of the market rate. Where these conditions are met, you can also claim a flat rate reduction of 30% on the rental income.

* The Scellier scheme:
This is another government measure designed to support investment in the rented property sector. The Scellier scheme offers tax reductions of up to 37% of the property purchase price over 15 years. This scheme is intended for all those investing in new-build property for rental. The only condition applied is that the rental property must be purchased between 1 January 2009 and 31 December 2012

The Robien recentré scheme

The Robien recentré scheme allows you to deduct up to 50% of the purchase price of your property from the rental income you receive over a 9-year period.

The Borloo populaire scheme

The Borloo tax incentive scheme allows you to deduct up to 65% of the purchase price of your property from the rental income you receive over a 15-year period (57.5% over 12 years or 50% over 9 years).

The Scellier scheme

The Scellier scheme is a development of the Robien and Borloo schemes and could be more beneficial. It allows you to claim a tax reduction equivalent to 25% of the cost of the property for investments made in 2009 and 2010, reducing to 20% for investments made in subsequent years. This benefit is spread over 9 years, and applies regardless of the marginal tax rate you pay.
