Commercial property: staying in the Top 3

Bouygues Imobiliária began by offering high-quality office buildings tailored to the local market. Its first project was the construction of the Magellan Tower in Lisbon – the building that houses its own head office. Despite difficult economic conditions, Bouygues Imobiliária has succeeded in securing tenants for all its buildings, thus positioning itself as one of the country’s top-three commercial property developers. In April 2008, Bouygues Imobiliária won the most coveted national property development award for its Mar Mediterrâneo project. Its aim now is to continue to grow while consolidating its market position.

Shopping centres and retail parks to span the whole retail segment

Retail parks are the second major success for Bouygues Imobiliária. Although this is a recent line of business for the company in Portugal, Bouygues Imobiliária has secured 24% of the market in just six years and is now the leading developer, with 80,000 sq. metres completed or in progress. The company aims to continue its expansion, cooperating with well-respected partners on high-quality projects, and to build up a long-term position on the shopping-centre segment.

2007: further growth

In 2007, Bouygues Imobiliária:

  • delivered a 10,000-sq.-metre office building in Lisbon, fully pre-let. The company is developing two other projects in the capital with a total floor area of 15,000 sq. metres;
  • delivered an 18,800-sq.-metre retail park in Braga, fully let on opening. The company will also build three shopping centres in Guimaraes, Braga and Portimão with a total floor area of over 125,000 sq. metres and forecast sales of over €300 million, and two retail parks in Lisbon and Portimão with a floor area of over 35,000 sq. metres.
  • Bouygues Imobiliária has sold three projects to Pramerica, including a retail park and two office projects. Work on these projects is due to begin in 2008.
