From contractor to project owner: who does what?

Bouygues Immobilier uses specialist partner construction companies appointed on the basis of their service quality, geographic location and strict financial criteria.
Property developers do not generally construct the homes they sell.

From project owner…

The developer is the project owner, and is therefore responsible for commissioning and funding the construction of the development, conducting feasibility studies, dealing with every aspect of administration and marketing the finished homes.
The developer works closely with firms of architects on the design of its developments. Depending on the nature of each project, Bouygues Immobilier therefore selects its architects on the basis of their professional reputation, quality of work and service, and the suitability and creativity of their proposals. Within the appointed architectural practice, the project is designed by dedicated teams.

The project owner also selects and appoints the contractor. The company appointed is responsible to the project owner for all the technical aspects involved in actually constructing the development. The contractor puts forward a technical and aesthetically-appropriate solution suitable for the nature of the development, and works within a strict budgetary framework and time schedule.
