Sophie Bellec: “This apartment is ideally located on the edge of Rennes, within easy reach of public transport links that can take you straight to the city centre in just a few minutes. Over and above that, it was the quality of construction and features that really attracted us. We've bought it as a rental investment, but it was important to us to buy an apartment that we would be happy to live in ourselves in a few years’ time.
This was our first investment in new-build property, so we wanted to buy from a developer we could trust, like Bouygues Immobilier. The introduction of the Scellier legislation was the deciding factor. We already have an older apartment which we let, and we wanted to continue building a property portfolio. So this very attractive new tax incentive was what encouraged us to take that leap.”

So what actually happens at handover? What precautions should you take?
We hear the viewpoints of Sophie Bellec, who has just purchased a 4-room apartment in a residence close to Rennes, and her tenant Elyette Orhan.
Why did you choose this apartment?
How was the handover process?
SB: “We actually went through a ‘pre-handover’ process a few weeks beforehand. My husband and I were very fussy, and insisted on adding even the smallest details to the list of reservations. So the actual handover itself was much smoother, because I knew exactly what I needed to check. Unfortunately, it hadn’t been possible to complete all the necessary work.”
EO: “In reality, the work hadn’t been completed, because there was still one wall waiting to be repainted and the kitchen hadn't been fitted. Nevertheless, we were able to move in straight away, because we were in a real hurry.
All the outstanding work was completed within the month.
Sophie insisted that we should inform her of even the slightest problem. Of course we will do, but so far, all we’ve noticed is a wrongly-connected ceiling lamp!”

SB: “Investing in new-build property is all about peace of mind! Everything is immaculate and fully functional. Nothing needs doing immediately, and the guarantees cover even the slightest defect or problem. Actually, we were more concerned about finding the right tenant. Would our tenant look after our property and take care of it? That's why we were so selective!”
EO: “As a tenant, moving into a new building is really fantastic. It's a guarantee of comfort and continuity with our normal way of life… How? Well, having 3 outdoor bins for waste sorting certainly makes life easier!”
