Bouygues Immobilier has something called ‘pre-handover’. What does that involve?
“We usually do the ‘pre-handover’ 3 or 4 weeks before the planned handover date. It works in exactly the same way as the handover proper… but unofficially. We make a note of all the customer’s reservations to make sure that the necessary work is completed before the handover itself. So by the time the keys are handed over, everyone is calm and prepared, and there are fewer reservations expressed.

Is handover an important occasion for you?
“Naturally! It’s my job to give customers the keys to their new apartment, and it’s really important for me that everything is perfect. It’s an official and compulsory stage in the purchase, involving the customer, the technical manager, the project manager and the customer manager.
It can be quite emotional, especially with first-time buyers. I always present them with a bottle of champagne!”

What advice would you give buyers about the handover procedure?
“They shouldn’t hesitate to check everything, try appliances and inspect every aspect of the apartment several times.
Another important thing to bear in mind is that handover is the point at which buyers must pay the balance of the purchase price by banker’s draft. It takes a while to get one of these issued, so it’s something to be thought about in advance.”

How does the reservation withdrawal process work?
“After handover, any remaining work tends to be minor: touching up paintwork, fitting threshold strips… that sort of thing. The deadline for completion of this work is set when the keys are handed over, but sometimes we organise a 2-day ‘open doors’ session to get things done faster. All the companies are there, the owners - or tenants - are warned in advance and lend us their keys if necessary… then all the works are grouped together to get as much done as possible within the 2 days!”
Do you have any more involvement after handover?
“Yes, of course! I remain the point of contact for customers for several months afterwards. The After Sales Service usually takes over after about a year. Even so, I’ve had owners call me with a question after 18 months or even 2 years. Depending on the nature of their questions, I put them in touch with the appropriate people.”
