I've always been attracted by the idea of investing in property.
About 12 years ago, I bought a studio flat, which I'm still renting out. Four years ago I made a “Robien” investment to reduce the amount of tax I was paying. But this year, my situation has changed, because my daughter has left home. So to reduce my income tax, I decided to make a third buy-to-let investment.
Having made the decision, I started to look at developments around Fleury sur-Orne at the beginning of the year
I think this is an ideal location, because there will soon be a major home furnishings superstore opening on a retail park near Caen. The whole area will benefit from the pull of major retailers, and I think that will make it easier to find tenants.
Bouygues Immobilier has started work on a development in this area, and so has another company… so I had the choice!
So in March this year, I went to find out more about both developments
I was very surprised by the reception I got from the first developer, because the person I saw just gave me an information pack and didn't even take the time to answer my questions. He didn't seem prepared to spend time with me, he wasn't very friendly and what he did have to say wasn't really very convincing.
So I was really struck by the contrast between that and the reception I received from Bouygues Immobilier. The people there seemed much happier to see me. I already knew some of the sales advisers, because I had recently done some work on a show home for them. They took the time to show me the homes that were still available, as well as the development itself. I soon realised that price-for-price, the 2-room properties offered to me by Bouygues Immobilier were much bigger than those of their competitor. The location, which is set back a little form a major road, also seemed like a better thought-out solution. So it didn’t take me long to make my choice!

My bank has made me an offer that isn’t that great. So I thought I’d see what a broker could do. He introduced me to a new bank, and I’ve got a meeting set up with them in a fortnight’s time. I’m waiting for a counter-offer, but I’m in no great hurry... Rates are likely to come down a bit more in the near future, and my bank has already promised me a better offer.

My Bouygues Immobilier adviser has explained the procedure to me. Bouygues Immobilier will have prepared all the documentation required by the notaire so that he can draft the deed of sale.
Construction work on the property I’m buying is due to begin this summer, so it should be ready at the same time as the home furnishings superstore!
