The key stages in investing in property with Bouygues Immobilier

Step-by-step, Bouygues Immobilier supports you throughout the process of investing in your new property, right through to when your tenants move in… and even beyond!

1. Finding a property development that interests you

Our sales advisors will show you details of all the new developments that match your requirements (local environment, plans, timetable, prices, etc.) and answer your questions.

2. Signing the reservation contract with the sales advisor

When you buy off-plan, you are buying under the legal arrangement known as Vente en l’État Futur d’Achèvement (VEFA), which means that once your reservation has been approved, the property will not be offered to anyone else and its price is frozen. Your reservation pack includes:
  • the reservation contract containing the general conditions setting out your obligations and those of Bouygues Immobilier, together with the special conditions describing the specifications of your property,
  • the plans of your property,
  • a description of the all the facilities included with your property.
The reservation contract is sent to you by registered post, after which you have a 7-day “cooling-off” period in which to change your mind.
Good to know : if you buy a property that is already completed, your reservation pack will contain the commitment to sell, which sets out the specifications of your property and the conditions of sale.

3. Applying to your bank for a loan

Before you reach this stage, your Bouygues Immobilier sales advisor will have indicated to you which of the tax deduction schemes is best suited to your plans.
When applying for a loan, you will need to submit a package of documents containing:
  • your reservation contract,
  • evidence of your monthly income,
  • tax returns for the 2 preceding years,
  • a statement of personal investment,
  • a fiche familiale d’état civil or fiche individuelle d’état civil.
Good news: when you are buying to rent, you can usually borrow the entire amount required. In practice, your monthly repayments will be totally or partially covered by the rental income.

4. Signing the contract of sale in the notaire’s office

Somewhere between 4 and 6 months after reservation, you will need to visit your notaire to sign the acte authentique de vente (deed of sale). You will then have to pay the fees of your notaire; these normally amount to between 3% and 4% of the price of your new property.
When you buy off-plan, the acte de vente sets out the schedule of the stage payments you will have to make as construction and completion works progress.
If you are buying a completed property, the full price is payable at the time of signature, and you will receive the keys the same day!

5. Planning the property to suit your future tenants

Soon after reserving your new property, you will meet with the customer advisor who will be your point of contact throughout construction and completion, right through to handover of the property. You will work with him or her to make any changes to the layout of your property (relocating partition walls, sockets, etc.), where the construction progress schedule permits. The advisor then ensures that all your requirements are implemented and organises your site visits.
You’ll also visit one of our showrooms to select interior finishes suited to the rental market (floor coverings, wall finishes, kitchen equipment, bathroom fittings, storage, radiators, security system, etc.). Our advisors are there to help you design a home that is not only attractive, but also robust and practical.

6. Contacting a property management company

If you’d rather delegate the management of your new property, your Bouygues Immobilier advisor can put you in contact with a property management company where our customers receive preferential rates.

7. Receiving the keys

When buying in some developments, you will work with your customer advisor to draw up a pre-delivery report a month before handover. This report acts as a “snagging list” itemising any imperfections to be corrected before the keys are handed over.
You then have one month after handover during which to inform us of any problems. Bouygues Immobilier is committed to resolving any such issues in the minimum possible time.
