The legal guarantees applying to your new house or apartment

Each guarantee applies to a specific aspect of the property and for a specific duration.
• The guarantee of fault-free completion
For 1 year from the date on which the construction is accepted by Bouygues Immobilier, you can notify us by registered post of any construction issues you may have (defects, work not completed in accordance with your requests, etc.). Bouygues Immobilier will then take every necessary step with the companies involved in the construction of the building to ensure that all repairs are made in the shortest possible time.
• The fixtures and fittings guarantee
This runs for 2 years and covers problems with any detachable, removable and/or replaceable. For example, shutters and doors, radiators, sockets and switches, etc.
• The 10-year guarantee
This guarantee covers all and any damage capable of compromising structural integrity or causing the building to become uninhabitable, even where such damage is due to subterranean problems (pipeline leakages, ingress of water, etc.).
Please note: problems arising as a result of normal wear and tear, abnormal levels of wear and tear or defective maintenance are not covered by these guarantees.
• Owner’s damage insurance
This insurance is contracted by Bouygues Immobilier to ensure that you are rapidly reimbursed in the even of claim, with no need to resort to law. Owner’s damage insurance includes all those defects covered by the fixtures and fittings guarantee and the 10-year guarantee.
It comes into effect on the date of handover, but is only invoked at the end of the first year following acceptance of the construction works and expires at the same time as the 10-year guarantee.

The Bouygues Immobilier after-sales service

From the time you receive your keys until expiry of the 10-year guarantee, you have a dedicated Bouygues Immobilier after-sales service advisor you can contact immediately if you have a problem. He or she will be able to advise you, help you invoke your guarantees and will contact the companies concerned on your behalf. You will be kept completely and openly up to date with the progress of any repairs that may be necessary. Your advisor is there to do everything possible to make sure you enjoy your new home to the full.
